Nectar provides liquidity to professional real estate investors with low leverage, cash-flowing assets. We do this by leveraging the monthly cash flow of experienced property owners to provide up-front capital, which they can then use to acquire new properties or improve existing properties. We do this without the restrictions of additional debt or the dilution of an equity investor.
About the Role
Are you an experienced multi-family underwriter or commercial real estate analyst with experience in workouts, collections, and restructuring? As an underwriter at Nectar you will support the loan origination team, and monitor loans from origination through the closing process ensuring a positive and timely experience for clients. You will be responsible for underwriting transactions, performing due diligence, reviewing loan documents, verifying borrower information, preparing loan packages for approval, and communicating with borrowers and other stakeholders throughout the loan process.
In addition, you will be responsible for restructuring loans for delinquent borrowers, pursuing collections against defaulted borrowers, and liaising with our legal team to pursue remedies.
- Analysis: Evaluate real estate investment opportunities by creating and managing detailed and dynamic financial underwriting models for investment and development activities
- Collections: Work with our legal team to pursue appropriate action whether suits, demand letters, or domesticating judgments to pursue entities and personal guarantors
- Restructuring: Restructure existing advances to provide relief to borrowers and improve Nectar's security position
- Presentation: Prepare investment memos, presentation materials, various reports and dashboards
- Valuation: Review and prepare internal and external asset valuations
- Due Diligence:
- Loan Processing: Handle the end-to-end loan processing for SFR and small multi-family deals, focusing on efficiency and accuracy throughout the process.
- Documentation Review: Evaluate and analyze loan documentation, ensuring completeness and adherence to company policies and regulatory requirements.
- Client Interaction: Communicate effectively with clients, borrowers, and internal teams to obtain necessary information, address queries, and ensure a smooth loan application process.
- Risk Management: Identify and mitigate potential risks associated with loan applications, conducting due diligence to maintain the quality of the loan portfolio.
- Regulatory Compliance: Stay informed about industry regulations and compliance standards, ensuring all loan processing activities align with legal requirements.
- Collaboration: Work closely with the Head of Underwriting, loan officers, and other stakeholders to facilitate the approval and closing of loans.
- Quality Assurance: Implement quality control measures to ensure accuracy and completeness of loan files, minimizing errors and discrepancies.
- (Preferred) Freddie Mac/Fannie Mae SBL Program Expertise: Demonstrate in-depth knowledge of the Freddie Mac/Fannie Mae Small Balance Loan program, staying current with program updates and changes.
Your Experience
- 10+ years experience in an underwriting role within commercial real estate space required (other sector or credit analyst roles considered)
- 5+ years in a resturucting, special situations, or collections role
- Attention to Detail: Strong attention to detail with a commitment to maintaining accuracy throughout the loan processing workflow.
- Communication Skills: Excellent written and verbal communication skills, with the ability to interact professionally with clients and internal teams.
- Problem-Solving Skills: Effective problem-solving skills to address challenges and ensure the smooth progression of loan applications.
- Team Player: Ability to collaborate with cross-functional teams and contribute to a positive and collaborative work environment.
- Preference for experience transacting with multi-family or commercial property owners and managers
- Preference for someone with experience working within a small investment or lending shop, a venture-backed startup, or other fast-growing companies that take balance sheet risk.

Location
This job is based in Atlanta, and our team currently works a hybrid in-office/remote schedule. We are open to remote candidates.
